Formerly the Homebuyers Survey, the Level 2 is a RICS compliant survey that gives a detailed visual inspection of the property. This survey provides an account of the property’s condition and highlights significant problems with a straightforward ‘traffic light’ rating. Designed for 'younger' conventional properties in good condition, those of standard construction and ideal for flats or maisonettes.
Along with providing the Level 2 (as detailed above) it also provides the surveyor’s professional opinion on the ‘market value’ of the property, plus an insurance reinstatement figure for the property,
Formerly the Building Survey, the Level 3 is the most in-depth and comprehensive RICS compliant report available. It provides a detailed picture of the property’s construction and condition. It also contains advice on how to deal with certain problems discovered at the property, including repair options and the consequences of leaving any potential issues untreated. Designed for 'older' properties, typically 80-100+ years of age, non-standard construction, Grade I or II listed, or a property that has been substantially modified or extended.
